Estate Regulations are the day-to-day rules set by a freehold or management company like GSMC to ensure the smooth, safe, and considerate running of a residential development. They sit alongside the leases and formal legal documents but are more practical in nature, covering how residents, visitors, and contractors should use and look after the estate.

Typical content includes rules on use of communal areas, waste and recycling arrangements, noise and nuisance, parking and deliveries, alterations and works within flats or houses, pet ownership, security, health and safety, and how breaches are handled.

They aim to balance residents’ enjoyment of their homes with the need to protect shared spaces, maintain property values, and foster good neighbourly relations.
